The Asset Health Index
Too many sales fall through not because of the buyer, or the price, or the market — but because something surfaces mid-sale that nobody spotted at the start. A question about planning permission. A boundary that doesn't quite match. A boiler certificate that was never registered. Things that take weeks to resolve when they come up in conveyancing, but that take a matter of days to sort if you know about them beforehand.
That's why I developed the Asset Health Index. It's my structured checklist — the preparation work I do before any property goes to market. Six categories, each one looked at properly, so that by the time your home is listed, I know it's in the best possible shape to sell cleanly and without unnecessary delays.
It's not a guarantee, and I won't pretend it catches everything. But it does mean we go to market with our eyes open — and that makes a real difference.
Legal Readiness
I look at title documentation, boundary records, and any planning history attached to the property. Things like restrictive covenants or shared access arrangements can become significant issues if they're not identified early. Catching them before we go to market means we can address them calmly, without a buyer getting cold feet.
Documentation
Energy Performance Certificates, building regulations sign-offs, FENSA certificates for windows, guarantees for work done — it's a long list, but buyers' solicitors will ask for all of it. I work through what's needed, identify anything that's missing, and help you get it in order before it becomes a problem.
Property Condition
An honest assessment of the physical state of the property — not to alarm, but to be realistic. Damp, roof condition, heating systems, any obvious maintenance matters — if a surveyor is likely to flag something, I'd rather we know about it now and decide how to handle it, rather than have it derail a sale three months in.
Compliance
Electrical safety, gas servicing records, fire safety for relevant properties — the compliance side of a sale is often overlooked until it's urgent. I check what certificates are in place, what's due for renewal, and make sure nothing is going to hold things up at the wrong moment.
Marketing Assets
Good marketing starts long before the photographer arrives. I think about how to present your home — what to highlight, what rooms need a bit of attention, what the listing needs to say to attract the right buyers. Proper photography, an accurate floorplan, and a description that actually describes the property rather than listing rooms.
Market Positioning
Pricing is a decision, not a calculation. I look at comparable sales, current buyer demand, the profile of likely buyers for your property, and the timing of your sale. The goal is a price that attracts genuine interest from day one — not too high to put people off, not too low to leave money behind.
